A heritage overlay is not a ban on renovating. It is a set of rules about what is visible from the street — and the rear of your house is usually fair game.

A second-storey addition is often the cheapest way to get a bay view out of a block you already own. We assess whether the existing footings and frame can carry it before anything is drawn.
The ground floor usually stays liveable through most of the build; where it cannot, we tell you which weeks up front so you can plan around them.
Full renovations
Within a few streets of the bay, standard fixings and cladding do not last. We specify marine-grade fixings, upgraded waterproofing and finishes that hold their colour, and we say so on the inclusions list rather than burying it in a specification.
Bathrooms, kitchens and laundries are done the same way whether they are part of a whole-house job or a single room on its own.
