Ground-floor extensions, second-storey additions and rear pop-outs across metro Melbourne — planned so the new part of the house does not look bolted on.

The building part of an extension is rarely the hard bit. The hard bit is the join — matching a roofline that was set forty years ago, getting brick and render to sit together without a seam down the wall, and tying new footings into old ones that were never drawn.
We survey what is actually there before pricing anything, because the difference between a drawing and a house is where extension budgets usually go. Once the scope is agreed you get a fixed price and a staged program, and we sequence the work so you keep a kitchen and a bathroom for as much of it as possible.
What is included
How it runs
01
We measure the existing house, check the fall of the land and look at what your council will allow before anyone draws anything.
02
Either we work to your architect’s drawings or we take you through design ourselves, so the drawings and the build sit under one contract.
03
Permits lodged, engineer and energy assessor coordinated, inspections booked. You sign; we chase.
04
Staged so the house stays liveable, with weekly photo updates and a defects walk-through before final payment.
Common questions
Usually yes. We stage the work so you keep a kitchen and a bathroom, seal the works off from the rest of the house, and give you a program up front showing which weeks will be the disruptive ones.
Not if it is detailed properly. Matching the roof pitch, the brick and the render is a big part of what we quote, and we will tell you honestly when an exact match is not achievable so you can decide to contrast deliberately instead.
Most extensions do. We prepare and lodge the application, coordinate the engineer and energy assessor, and manage inspections through to completion.
Yes. We will price them as they stand and tell you plainly what we would change and why before you commit to anything.

We interviewed four builders and Unik were the only ones who talked us out of things. The fixed price held from contract to handover — not one variation we did not ask for ourselves.
Our block has a four metre fall and two builders walked away from it. Unik engineered it properly, explained every cost up front, and the retaining work is genuinely beautiful.
Weekly photos meant we could follow the whole build from interstate. The handover pack had every certificate and warranty in it. Our second project with them starts in March.
Service areas
We work on domestic houses right across metro Melbourne, from the inner suburbs out to the Peninsula. If your place is somewhere on that map, we can come to you.
