Old wiring, old plumbing, patched framing, a roof that was fixed once badly. None of it is visible when you walk through with a tape measure, and all of it costs money once the linings come off.
So we open up what we can before pricing, and we write down what we cannot see yet as a named risk rather than burying it in a contingency you never hear about. When something does turn up behind a wall you get a written variation before the work happens, not an invoice after it.

We go room by room with you and write the scope in plain language, including the parts we are unsure about.

Where it is sensible we open up a section to check the framing, wiring or waterproofing, then price the real job.

Demolition, rubbish removal, then rewiring, replumbing and any structural work while the house is open.

Joinery, tiling, paint and fit-off, then a defects walk-through and your certificates.
Common questions
For a whole-house renovation it is usually easier if you do, and we will say so rather than pretend otherwise. For staged work we can often keep one wet area and a kitchen running.
You get a written variation with a price before we touch it. Nothing extra goes ahead on a verbal nod, and we will always tell you if the honest answer is to leave it alone.
Yes, and we will flag early which ones are realistic to save. Restoring a ceiling rose or a set of sashes is usually worth it; chasing a floor that has already been sanded three times often is not.
Yes. Removing walls, changing the roof line or altering services all get the right approvals and inspections, and the certificates go in your handover pack.
